Summer is a popular time for homeowners to renovate, repair, or add to their properties. Before beginning a project, please remember that certain improvements may require approval from the Craneridge Architectural Committee, as well as a permit from the Town of Concord.
Any major renovation that is structural in nature or changes the appearance of your property must be submitted to the Architectural Committee for approval. Routine maintenance, such as replacing damaged panels, stairs, siding, shingles, or similar materials, generally does not require approval. Window replacements, however, do require approval.
Homeowners planning to place a dumpster or metal storage container on their property should contact the Architectural Committee and provide information about how long it will remain on the property.
The Architectural Committee consists of five Craneridge residents, and a majority vote is required to approve a project. The committee will work with homeowners to help ensure that proposed projects can move forward.
Please submit your project request through HOA Assist early enough to allow the committee time to review it. Do not wait until construction has started. Beginning work without the necessary approvals or permits may result in a visit from Town of Concord Code Enforcement and could cause construction to be stopped.
Homeowners whose Craneridge assessments are in arrears will not be permitted to move forward with a project until their account is brought up to date. Penalties may also be assessed in certain situations.
Planning ahead and submitting the required information before work begins can help prevent delays and keep your project moving smoothly.
