The purpose of the board is to represent the interests of the homeowners as a whole, as these interests relate to the entire Craneridge Association. Board members must be familiar with Craneridge Associations Covenants and the Bylaws. One of the main functions of the HOA is the repair and maintenance of common areas and common building exteriors. The maintenance responsibility for the association is established in the bylaws. Related to the duty to maintain the common property is the duty to adopt budgets and collect assessments from the homeowners. In a way, an HOA is a conduit for the homeowners to pay for the various expenses of operating the property. In order to determine the budget and monthly assessment, the board must decide what are the necessary expenses and costs of operation and administration, plus a reasonable reserve. The board members owe a fiduciary duty to the home owners to manage and operate the association using the care that an ordinarily prudent person would use under the same or similar circumstances.

In terms of training or guidance, just know that the rational basis for all decisions must be the best interests of the association consistent with its purposes. The board has a duty to uniformly enforce the governing documents against the owners and other residents of the property. Also, if you haven’t already, start attending the monthly Board meetings, where you can get a feel for how everything works, get to know the current board members and ask questions.
